Just sell it sounds simple right up until you are the one holding a property that needs work, has a tenant, and sits three states from where you live. There is more than one legitimate way out.

There are three real exit routes for a tired rental, and they trade off differently on speed, certainty, and price. Choosing badly usually means picking the one that matches the property you wish you had rather than the one you actually own.

Route one

When does a traditional listing win?

Highest ceiling on price, and the most work. It wants a property that shows well and is either vacant or occupied by someone genuinely cooperative with showings. If your property needs work you do not want to do, this route quietly turns into a renovation project you did not sign up for. If it shows well, this is the one that pays the most.

Route two

When does selling with the tenant in place win?

A valid lease generally survives a change of ownership in Massachusetts, so the buyer steps into the landlord role and the rent keeps coming in through the whole process. To an investor that continuity is the appeal, not a compromise. You do not have to empty the property first, and you do not carry it vacant while you wait.

What this route needs from you is documentation: the lease, the rent history, the deposit handled cleanly, and an honest account of how the tenancy has run.

When does an off-market investor sale win?

Fastest and most certain, and you are paying for that with price. It fits when the property needs real work, when speed matters more than the last few percent, or when the whole thing has become a burden you want ended.

Any investor route should be run against the open market number, with both sets of figures in front of you at the same time. If someone will not show you the comparison, that is the answer to whether they should be handling this.

What should you decide before choosing a route?

  1. 1The tax picture. Depreciation recapture and, if the property was inherited, stepped-up basis. Both change the net enough to change the route.
  2. 2The condition question. Whether the work is worth doing is a numbers question, not a pride question, and the answer is often no on a property you are exiting anyway.
  3. 3The timeline you actually need. Not the one you would prefer. If there is a real deadline, say it out loud early, because it eliminates one route immediately and saves you the tour.

Three states away, done with the late-night calls, and convinced she had to get the tenant out and fix the place before she could do anything. She did neither. Sold occupied, under three weeks, no flights. The route existed the whole time. Nobody had laid it next to the others for her.
